Fees

The monthly property management fee is negotiable based on property condition, monthly rent and location.   After the property is leased should the property become vacant there is a flat $75 per month prorated charge to cover managing the care and maintenance of the property, including utilities, yard, etc. until the property is leased.

Tenant pays an equivalent of one month's rent up front as security deposit to be held in the Park One Escrow Account. This amount could be more depending on other factors i.e credit score, income, past rental history, etc.

The first months rent paid in advance by tenant, is used by Park One Property Management to pay for the cost of securing the Tenant. 

Prospective Tenant(s) pays an application fee of $40 for each person 18 years of age or older. 

We communicate with you on all major repairs. In event of emergency we are authorized to act, although this is rare. We make every effort to contact you.  Prudent judgment is always given regardless of the cost in both emergency and non emergency repairs. The emergency may be of such nature, regardless of cost, that we must act without formal approval if we cannot get hold of you.

No fees are charged by POPM for standard repairs under $1000. There is a 2% service fee (of the total cost of the repair) charged to the Landlord by POPM to supervise repairs over $750 i.e. insurance claim. For example, we would charge $20 for a $2000 repair. 

Rent is due from tenant 1st day of each month.  If rent is not paid by 11:59 p.m. on the 3rd day of the month a $50 late fee is charged to the tenant. For every day not paid thereafter a $25 per day late fee is charged through the end of the month.  The process starts over the second month if not paid.  However,  If satisfactory arrangements have not been made to the Landlord,  eviction proceedings normally begin between the 6th and 10th work day of the month from the date the rent was due.

The law requires that locks be re-keyed on all new tenant occupancy's.  The law also requires that dead bolts and peep holes be installed on the property if they are not present. The Landlord normally pays this which usually ranges between $150 and $300.  

Other fees:  $75 lease renewal fee is paid by the Landlord and usually done at the time of renewing the lease with the present tenant.
